Transform your existing concrete slab into a stunning, low-maintenance surface that outlasts every other flooring option. Collins Concrete Coatings brings professional-grade concrete polishing to commercial and residential clients across Loudoun, Fairfax, and Prince William counties.
Concrete polishing is a multi-step mechanical process of grinding and honing a densified concrete slab to a desired level of sheen and aggregate exposure. Rather than covering your slab with a coating, polishing refines the surface itself — creating a floor that is genuinely part of the structure.
A floor is not considered polished until it has been worked to the 400-grit level. From there, finishes can be taken up to 3,000 grit — achieving a near-mirror reflectivity that brightens spaces and dramatically reduces lighting costs.
Because polishing uses your existing concrete slab, it eliminates the waste and cost associated with sourcing new materials like hardwood, tile, vinyl, or carpet — while outlasting all of them in durability and lifecycle cost.
Also called Cream / Burnish Finish We polish only the top-most surface of the slab, exposing zero stone or aggregate. The result is a smooth, uniform floor that showcases the natural characteristics of the concrete itself — ideal for a clean, architectural look. This is the most popular choice for modern commercial and residential interiors.
Also called Salt & Pepper Finish Grinding just past the cream layer reveals the fine sands within the slab, producing a subtle, speckled appearance with minimal stone visibility. This "salt and pepper" look adds texture and character while remaining understated — a great middle ground for clients who want a hint of aggregate without the drama of full exposure.
Also called Terrazzo-Style Finish Our most visually striking option. We grind deep enough to expose all of the existing aggregate in the slab, creating a terrazzo-style appearance with rich variation and depth. For new-build projects, we love to collaborate with clients early in the process — selecting custom aggregate blends, glass chips, or decorative elements for a truly bespoke floor.
Polished concrete is among the hardest floor surfaces available. It resists heavy foot traffic, forklift loads, and abrasion for decades without cracking, peeling, or delaminating — unlike epoxy coatings or vinyl tile.
No waxing, stripping, or recoating required. Routine care involves only dust mopping and occasional damp mopping with a neutral cleaner — dramatically reducing long-term maintenance costs vs. other flooring systems.
Polishing produces zero VOC emissions and requires no adhesives, coatings, or new raw materials. By using your existing concrete slab, you eliminate the carbon footprint of manufacturing and transporting hardwood, tile, carpet, or LVT.
A highly polished concrete floor acts as a light amplifier — reflecting ambient light throughout the space and reducing the need for artificial lighting. Commercial clients regularly report measurable energy savings after installation.
Unlike carpet or porous tile, polished concrete does not harbor dust mites, mold, or allergens. It's an ideal choice for healthcare, food service, and allergy-sensitive residential environments.
The upfront investment in polished concrete is offset quickly by its longevity and negligible maintenance requirements. Compared to the cost of replacing carpet, VCT, or LVT every 10–15 years, polished concrete is the clear economic winner.
Built for Business
Concrete polishing adds long-term value to your facility while cutting maintenance costs. The finished surface brightens your space, handles heavy foot and forklift traffic, and projects a professional image to clients and employees alike.
Elevated Home Interiors
Nothing compares to the look and feel of polished concrete in a modern home. Whether you’re renovating an existing slab or finishing a new pour, Collins Concrete can advise on every variable — aggregate selection, sheen level, finish depth — to achieve exactly the floor you envision.
Every polished concrete project follows a proven, step-by-step process engineered for consistency, clarity, and lasting results.
We visit your property to evaluate the existing slab condition, moisture levels, and any repairs needed. You receive a detailed, no-obligation quote with timeline and scope of work.
We perform shot blasting or diamond grinding to open up the concrete surface, remove contaminants, and create a uniform profile for optimal results. Cracks and spalls are repaired as needed.
A chemical densifier is applied to penetrate the slab and react with calcium hydroxide in the concrete. This significantly increases surface hardness and dust-proofs the floor before polishing begins.
Using diamond-tooled planetary grinders, we work through progressive grits — from coarse to fine — to achieve your chosen sheen level. Each pass refines the surface and increases reflectivity.
A topical guard or stain protector is applied as a final step, sealing the pores of the polished surface and protecting against oil, water, and everyday staining while maintaining the natural look.
We conduct a full walk-through with you before wrapping up, answer any questions about care and maintenance, and back the installation with our industry-leading warranty.

Epoxy coatings are applied on top of the existing concrete slab as a separate layer. Polished concrete, by contrast, refines the slab itself — no coating is added. This makes polished concrete more permanent, since there is no layer to delaminate, peel, or yellow over time. Epoxy is an excellent choice for many applications; polished concrete is simply a different technology with different performance characteristics and a distinct aesthetic.
Most sound concrete slabs can be polished successfully, including older slabs with prior coatings or staining. We conduct a thorough site assessment before every project to evaluate slab condition, moisture levels, and any repairs that may be needed. If the slab has significant damage or is unsuitable for polishing, we'll tell you up front and recommend the best alternative.
A common misconception. Polished concrete has a coefficient of friction that meets or exceeds OSHA standards for commercial flooring. The reflective sheen can look slippery, but the surface texture is actually very similar to polished marble. We can also apply anti-slip additives or topical guards to any finish for added peace of mind in high-traffic or wet areas.
Timeline varies by project size and finish level. Most residential projects (500–2,000 sq ft) are completed in 1–3 days. Commercial projects are scoped individually — we work around your operating schedule to minimize downtime. We'll provide a detailed timeline with your quote.
This is one of polished concrete's biggest advantages. Daily maintenance is simply dust mopping to remove grit and debris. For deeper cleaning, use a damp mop with a neutral pH cleaner — no special equipment, no stripping, no waxing. We recommend a professional re-guard application every few years in high-traffic commercial environments to maintain the surface protector.
Absolutely. For new-build projects, we love collaborating with clients and architects early in the planning process. We can incorporate custom aggregate blends, recycled glass, decorative saw-cut patterns, integral color, and more. For existing slabs, full aggregate exposure (finish level 03) reveals the natural stone within your slab for a terrazzo-style result that is uniquely yours.
